What is a home measurement or floorplan service?

Home measurement services are just what they sound like: Based on your requirements, an appraiser will measure your house's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement service, a certified appraiser takes measurements of the home or property with a measuring tool — generally a tape measure or laser measuring device. As they walk the house, they mark the layout of the rooms and other features, like closets, hallways, and pantries. They might make a rough sketch of the property. Then, the appraiser creates a report and detailed sketch showing the total living area of the house and the overall layout. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement or floorplan service required?

Real estate taxes

Tax records often reflect the wrong square footage because the values can come from many sources, and sometimes go unverified — which means you may be paying for more square footage than you have! Unless an appraiser has recently executed a valuation on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a home measurement service before challenging your taxes. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Putting your home up for sale

A measurement service will ensure that you're paid fair market value for your house. Living space is one of the most important elements potential buyers examine when purchasing a house — but since these values are frequently approximated rather than properly measured, your property listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of the home as well as the number of potential buyers. The only sure method of using a definitive GLA when listing your property is to refer to a previous appraisal or home measurement service performed by an appraiser (after any updating that might have affected square footage).

For real estate professionals

To ensure that your client's home sells at a price that properly reflects true market value, we suggest asking for a home measurement of the property. Clients, and especially potential buyers, will appreciate your eye for detail, and you can be assured that the GLA on your client's listing is truly representative of their home. A measurement can also be a fantastic marketing tactic for getting potential buyers interested since they can view the layout and features of the home before and after touring.
